Transaction Coordinator — Remote, Flexible Hours, Room to Grow

We buy rural land and sells it directly to everyday families with simple owner financing, no bank, no credit check. We’re a small remote team that runs on honesty over profit, and we give 10% of what we make every year to Operation Underground Railroad, which rescues children from trafficking.

I’m hiring one person to run the intake side of the business, the work that carries a property from a seller’s first call through to recording the deed in our name. It starts at 1 to 5 hours a week on your own schedule. That’s the size of it today. The intake seat is the foundation of the company, so the person who runs it well grows with it, in pay and in responsibility, and eventually manages the people we add under it.

I’d rather train the right person than hire someone who already knows land. Most of how we work is written down. If you’re organized, willing to negotiate, and comfortable making a call on your own, the land part you can learn from me.

What you’d do

• Talk to sellers. You’re the main contact for people selling us land, and you take it from their first message toward an offer.
• Price the offers using our workbooks and training.
• Verify due diligence and title, and confirm the chain of title is clean before a deal moves forward.
• Prepare the deed paperwork and walk it through county recording.
• Hand the parcel off to our marketing lead once it’s recorded in our name.

Who this is for

• You stay organized without being chased, and things don’t slip.
• You’ll negotiate, and you’re fine with the friction. A lot of this role is working out what land is worth and then talking a seller down to a number that works for us. If haggling over price makes you want to fold, this isn’t your seat.
• You make decisions on your own once you’re trained, and you escalate the unusual stuff instead of checking in on everything.
• You take training, run with it, and get sharp fast.

The deal

• 1 to 5 hours a week to start, fully flexible, fully remote.
• $20 an hour to start, plus a negotiation bonus. For every $100 you talk off the offer price, you earn another hour of pay.
• Real room to grow in both pay and responsibility as the role expands.

To apply

Email me at josh@bearfruit.properties with a short note about yourself and why the role fits where you’re at right now. Start your note with the word parcel, so I know you read this far, and tell me about a time you had to make a decision on your own with no one there to ask. I read every reply that does those two things.
