At LandOmni, we help everyday people become landowners through affordable, seller-financed land deals. We’re looking for a motivated and organized communicator who enjoys helping others and wants to build a reliable, recurring income stream — all with a flexible, remote, part-time schedule.

This is a 1099 independent contractor role with no income cap and approximately 5–10 hours of work per week, typically including some weekend availability to respond to buyer inquiries. If you’re great with follow-up, people enjoy working with you, and you’re comfortable using simple online tools, you’ll thrive here.

Income Opportunity:

You’ll earn both upfront income and ongoing monthly payments from every sale you make:

  • 15% of every payment your buyers make (down payment + monthly note payments)
  • $200 per sale upfront (from the document fee)
  • $100 bonus per sale in your first 90 days
  • $50 bonus per sale in your second 90 days
  • $100 bonus per sale from leads you generate yourself (via Facebook Marketplace)
  • Your income builds each month as more buyers make payments.
  • Top contractors typically earn $2,000–$4,000/month within 4–6 months.

What You’ll Do:

  • Respond to and follow up with warm buyer leads provided to you (via text and phone)
  • Successful reps typically make 30–40 outbound calls and/or messages per day to keep conversations moving and deals flowing
  • Optionally post land listings to generate your own leads (we’ll show you how)
  • Guide buyers through a simple, no-pressure process
  • Use the provided tools (CRM, templates) to stay organized — or your own preferred method

What Success Looks Like:

With consistent performance (around 6 sales/month), here’s what a typical contractor earns:

  • Month 1: ~$2,100 — Upfront commissions + bonuses
  • Month 3: ~$2,500/month — Recurring payments start stacking
  • Month 6: ~$2,700–$3,000/month — Steady recurring base + new sales
  • Month 12: ~$3,500–$4,000/month — Built-up book of income-producing deals
  • Every sale adds to your future income. Stay consistent, and your earnings grow month over month — even if your weekly hours stay the same.

Qualifications / Skills Needed:

  • Organized and great at follow-up
  • Strong communicator — especially via phone and text
  • Self-motivated and comfortable working independently
  • Familiar with Facebook, texting, and basic online tools
  • Available 5–10 hours per week, with some weekend availability
  • Sales, real estate, or customer service experience is helpful (but not required)
  • Must be U.S.-based and eligible to work as a 1099 contractor
  • Must have reliable internet, phone access, and a Facebook account
