🚀 The Role: Own the Marketing Engine
You won’t just “help” with marketing — you’ll own it. Strategy, execution, performance. You’ll be the architect behind every lead we generate. Start part-time, prove your impact, and grow into a full-time strategic role with commissions.
💼 Key Responsibilities
📍🔥 List Creation & Pricing Intelligence (Core Focus)
Pull targeted lead lists using radius pricing, Redfin, MLS comps, and public property records
Analyze median land pricing, comp trends, and sales velocity by county
Build segmented Excel lists using pivot tables, filters, and data dashboards
Clean and integrate data into CRM, email, and ad platforms
Optimize lists based on campaign and conversion results
🧠📦 Full Marketing Strategy Ownership
Plan and execute outbound campaigns:
Direct mail (letters & postcards)
Text campaigns (SMS follow-ups, sequences)
Future cold calling scripts & workflows
Develop and own messaging strategy by segment, list, and location
Map out campaign timelines, cadences, and multi-touch sequences
Create feedback loops to continuously refine campaigns based on performance
Be the go-to for all marketing strategy decisions across channels
📊 Campaign Launch & Optimization
Run campaigns across:
Email
Paid ads (Google, Meta)
Organic social
Content (blogs, newsletters)
Use GoHighLevel (GHL) for campaign automation, CRM tracking, and follow-up sequences
Connect GHL with social media channels (Facebook, Instagram, etc.) to expand dispositions reach and amplify property listings
Monitor performance, run A/B tests, and improve ROI
Report weekly on funnel performance, CPL, and lead quality
✍️ Content Creation & Management
Write social captions, email flows, and blog content
Create simple graphics (Canva or similar)
Maintain and optimize the content publishing calendar
📈 Optional Growth: Lead Intake Management
Qualify leads via CRM, SMS, and email
Manage pipeline, engagement, and conversion tracking
Report on lead quality and improve follow-up workflows
✅ What You Bring
2–5 years in digital marketing or growth roles
Strong Excel/data skills (pivot tables, VLOOKUP, dashboards)
Deep experience in list building, comps research, Redfin, county data
Campaign planning experience (text, mail, cold calling a plus)
Strong writing and communication skills
Strategic thinker with a “get it done” mindset
Bonus: CRM and automation tools (GHL), cold outreach experience
