Overview

Company Overview

We are a fast-growing real estate business specializing in buying and selling vacant land across the United States. We’re currently closing 3–5 deals per month and scaling rapidly toward 10–20 monthly transactions, with a strong acquisition engine already in place. We are seeking a driven Land Dispositions Specialist to join our team and play a crucial role in achieving our ambitious growth goals. This fully-remote project management position starts out part or full-time 20-40 hrs./wk. You’ll play a key role on our highly collaborative and close-knit team and will have potential for upward mobility within the company. (No real estate license required).

We are incredibly proud of the high standards and values we hold our company and staff to, and in order to be a fit on our team, you must be prepared to work hard, seek personal and professional growth opportunities, go above and beyond to meet and exceed goals, and be hungry to make a splash in the off-market land real estate industry.

About The Role

The Land Dispositions Specialist is a key member of our Dispositions Division, which is the inventory and “selling” side of our business. In this role, you will manage our inventory of vacant land to be sold, with the primary goal of getting each property “across the finish line” (sold), so our sellers and investors get paid on time.

This role is NOT a sales role, but rather, a project management and customer success manager role. Think of it like [project manager skillset] in a [transaction coordination environment] with a [customer success manager flare]. A “Transaction Coordinator +” (TC+), really. You’ll work closely with our acquisition team and help manage our inventory of signed properties, coordinate listings, initiate title work, and own all due diligence and closing coordination tasks.

You will replace the founder in many tasks and must be proactive, detail-oriented, and committed to following SOPs and improving them.

We have 32 properties in inventory currently, and we recently added the infrastructure for 20-30 new properties/month to be added to our inventory, which you will manage. We’re growing fast and are looking for someone who can come in, adapt quickly, grow with us, and be counted on to get our projects across the finish line in our next phase of growth.

Day-to-Day Responsibilities

While no two days will look the same, you will be overseeing each of our projects, from signed contract on the acquisitions (purchasing) side, to fully sold and closed out on the dispositions (selling) side. The scope of this work includes, but is not limited to, the following:

Seller Management: For each new property in inventory, you will have a Closing Process Intake Call with the seller, explaining the process and expectations. You will be their designated point of contact through closing day and will be required to update them frequently throughout the process.

Title Company & Closing Process Liaison: You will identify qualified title companies in our markets and send our properties to them to begin the title search and pre-closing title process. You will work closely with the title companies leading up to and through closing day to ensure a seamless transaction and both us and the seller get paid.

Realtor & Property Listing Management: Nearly all of our properties are sold on the MLS through realtors. You will qualify realtors in our markets and work with them to get properties listed quickly, verify listings meet our standards, and maintain regular contact with the realtors to discuss buyer interest, offers, and objections. You will field offers and negotiate through the realtor to get our properties sold as quickly as possible.

Property Due Diligence: You will be responsible for conducting any due diligence necessary to prepare a property for closing, including ordering survey work, percolation tests / soil work, driveway permitting, etc. You will need to speak with local offices, such as the county planning & zoning, and work with sellers to get everything prepared to close.
