Role Mission
As a Property Research & Acquisition Specialist, you will be the detective and hunter who uncovers hidden opportunities in complex real estate situations. This position is crucial in identifying, researching, and securing properties with challenging titles that require deep investigation and strategic outreach. You’ll be the bridge between complex genealogy research and successful property acquisition, directly contributing to our company’s expansion into this specialized market.

Responsibilities & Expectations
Conduct comprehensive genealogy research using Been Verified, County Records, Ancestry.com and other specialized platforms to trace property ownership and identify heirs
Make proactive prospect calls to heirs and landowners, following loose sales scripts while maintaining authentic, engaging conversations. Sales calls are more fact-finding than traditional sales calls.

Analyze complex title issues, including breaks in the chain of title, judgments, liens, and multiple heir situations

Coordinate closely with title companies to resolve documentation and move acquisitions forward

Perform skip tracing and advanced research using various websites and software tools

Quickly pivot between tasks and cases, maintaining accuracy while working at high speed

Communicate findings and progress directly to leadership, providing detailed updates and strategic recommendations

Act swiftly when opportunities are identified, bringing all necessary details together to close deals

Required Experience & Skills:
Essential Character Traits: Proactive, detail-oriented, organized, fast-thinking, and hungry for results

Communication: English as first language with excellent phone presence and comfort making cold calls

Research Abilities: Strong investigative skills with the ability to solve complex puzzles independently

Technology: Proficiency with research tools, databases, and software or willingness to learn the tools like Ancestry.com (training provided on specific platforms)

Real Estate Knowledge: Understanding of real estate fundamentals, title issues, and property acquisition processes

Work Style: Ability to work autonomously, think outside the box, and develop creative solutions

Follow-Through: Exceptional organizational skills with meticulous attention to detail and completion

Preferred Experience & Skills
Previous genealogy research experience
Skip tracing or investigation background
Experience with Ancestry.com and genealogy databases
Real estate or title company experience
Sales or business development background

Key Performance Indicators (KPIs)
Successfully identify and qualify a target number of viable prospects per week
Maintain high accuracy rate in genealogy research and heir identification
Achieve specific conversion rates from initial contact to qualified leads
Complete title analysis and coordinate with title companies within established timeframes
Demonstrate consistent follow-through on all assigned cases and prospects
Contribute to overall acquisition goals and company revenue targets
