About Us
We buy property most investors can’t touch: homes and land stuck behind title problems, usually after the owner has died. We find them in tax-delinquent and foreclosure records, locate the heirs, cure the title, and resell. We operate in Wisconsin and North Carolina and are expanding into the Southeast. The team is small and fully remote. The data behind it is large, and it has to be right. A wrong identity match or a missed heir costs money and affects a real family.
The role
You’ll own the data behind our research and the AI tools that produce it. AI already does much of this work: pulling property records, searching county files, building family trees, and finding heirs’ contact information. Your job is to make sure what comes out is accurate, organized, and ready to act on, and to keep tightening the process around it.
This is a data management role, not an automation engineering role. We need someone extremely analytical, organized, and systematic: the person who builds the checklist, catches the inconsistency, and keeps every record clean. Strong, hands-on skill with AI tools is required, because AI is how this work gets done. But you’re here to manage the data and the systems, not to write software.
Every lead and property starts in our research hub on Supabase and moves to our CRM (GoHighLevel) only when it’s ready for outreach. You report to both partners and work closely with our sales team, who tell you what’s working, what’s missing, and where the data was wrong.
The research you’ll own
- Property lookup: owner, value, and back taxes.
- Title research: deed history, mortgages, liens, and easements from county records.
- Court search: probate cases and judgments tied to the owner and the heirs.
- Family tree research: who the heirs are when the owner has died.
- Finding heirs: current phone numbers, emails, and addresses.
What your week looks like
- Spot-checking tool output against the original documents and tracking how often each tool is right.
- Labeling every piece of data as confirmed, likely, or unverified, and knowing which sources are proof and which are only leads.
- Resolving conflicting records, writing down why, and noting what’s still unknown.
- Tracing every error back to where it came from and fixing it there.
- Bringing new lists into the hub with nothing lost or doubled.
- Comparing data vendors on what we actually get for the money.
- Submitting a daily scorecard and a short weekly update.
Your first 90 days
1. Run all five research tools on live cases in our launch counties.
2. Make “confirmed” mean something: backed by a primary document, or by two independent sources that agree.
3. Build 25 test cases verified by hand, and check every tool change against them.
4. Make the lead summary call-ready for our sales team.
5. Write clear instructions for every tool and process you touch.
Who you are
- You take pride in work done right, and you check that it actually worked.
- You use AI to raise the bar, not lower the effort, and you check its work before you trust it.
- You check before you trust. A matching name or an obituary can point to the wrong person.
- You hold a high bar and still deliver. A typo can wait. A wrong heir can’t.
- You fix problems at the source. If you’ve read this far, open your video with the exact words “Clean title starts with clean data,” then say the date.
- You don’t wait to be told, and you tell us the truth early.
- You communicate clearly, show up on camera, and make a remote team feel like a team.
- You don’t take a good opportunity for granted. You want to build something real and grow with us.
Don’t apply if
- You need your hand held.
- You aren’t already using AI tools like Codex, Claude Code, Grok, or n8n every day.
- You want a job that ends when the clock does. We all work outside of work. It isn’t required, but we want someone who’s willing because they want to win.
- You want to sit in a silo instead of hustling with the team, pushing boundaries, and asking good questions.
- You’re slow to respond during your working hours.
Terms
Full-time, long-term, independent contractor (1099). No benefits at this time. Fully remote. Plan on a few hours of daily overlap with US Central Time during training, then a few hours a week for meetings. Start date December 1, 2026.
How we hire
1. Video application. 2. 15-minute intro call. 3. Paid work sample. 4. Interview with realistic problems. 5. Call with both partners.
We know that’s more steps than most jobs. This role matters too much to rush, and there’s real room to move up as the team grows.
How to apply
Apply through HireMyMom with your resume, and include:
1. A link to a new video, 3 to 5 minutes. Loom or a phone video works, but we need to see your face. Keep it under 5 minutes. Old or reused recordings are disqualified. Cover why Homestead Assets interests you, your relevant experience, how you’re using AI right now (including what agents you’re running), and why you’re looking for a new position.
2. One paragraph on why this role. Not why you want a job. Why this work would hold your attention long after the workday ends. Write it yourself.
We review the video first. Applications that skip any part, or miss any instruction in this posting, aren’t reviewed.
Job Overview
Requirements
We hire on judgment and track record, not a list of software. We can teach you our tools.
- Analytical thinking: You spot patterns, gaps, and things that don't add up, and you can explain why.
- Organization and systems: You build checklists, naming rules, and processes that keep a large amount of data consistent.
- Messy data: You can take a spreadsheet full of errors and duplicates and turn it into something clean and usable.
- Databases: You're comfortable working in a database like Supabase or Airtable: filtering, finding duplicates, and fixing records that don't add up. SQL is a plus.
- AI tools: You use tools like Claude, ChatGPT, Codex, Grok, and n8n every day, you know how to get good output from them, and you check their work before trusting it.
- Research: When two sources disagree, you figure out which one is right and note what's still unknown.
- Writing instructions: You write step-by-step instructions someone else can follow without calling you.
- Communication: You write clear updates a US team can act on without follow-up questions, and you explain your thinking well on a call.
A plus: a background in data analytics or data engineering, or experience with US real estate, title work, probate, county records, or skip tracing.
