Overview

We are seeking a proactive and driven Land Acquisition Manager to join our dynamic team.
This role is pivotal in closing deals with seller prospects sourced through various marketing channels, including direct mail, cold-calling, mass SMS, and ringless voicemail drops.
Compensation for this role is 100% commission-based. We’ve structured the commission plan so that you get paid when properties are first acquired and when they’re sold.

The role includes hands-on training from a land expert, who has been hired by us to ensure your success.

Compensation and Structure:
●      100% Commission-Based: Earn 10% of the company’s gross profit from each transaction.
●      Advances: Receive a $500 flat-rate advance upon the purchase of all inventory.
●      Final Commission: Upon the sale of a property, receive the remaining commission, deducting the $500 advance.
●      Trial Period: Engage in a 90-day trial period to ensure mutual fit.
●      Payment Structure: Operate under a 1099 (independent contractor) payment structure.

Expectations:
●      Handle calls from motivated seller leads with professionalism and efficiency.
●      Analyze property values (comps) and prepare compelling offers.
●      Negotiate with sellers to secure deals under favorable terms.
●      Perform thorough due diligence on potential acquisitions.
●      Secure properties under contract and coordinate with title companies for closing.
●      Maintain clear and consistent communication with sellers and title companies to ensure smooth transactions.
●      Follow up diligently with all parties involved.
●      Unofficial Non-Compete: While employed, you should not engage in other real estate investment activities such as managing your own land deals, wholesaling, house flipping, or acting in any capacity as a licensed real estate agent.

Perks:

●      (Optional) Partnership Opportunity: At the company owner’s discretion, you may conduct your own marketing efforts for land deals, if funded by the company, for an increased commission rate up to 50%.
●      One-on-One Training with Land Expert: Get trained by one of the best in our industry! This expert has personally completed over 500 land deals & trained hundreds of land investors. He has been hired to give you one-on-one training to equip you with the skills and tactics needed to thrive.

Qualifications:
●      A minimum of two years of experience in house wholesaling preferred.
●      Exceptional sales, negotiation, communication, and follow-up skills.
●      Proficiency in managing lead management CRM software.
