Land Acquisitions Manager Job Description
· We are a Christian based and family-owned real estate business specializing in buying and selling vacant land. We pride ourselves on integrity, excellence, and simplicity.
Purpose:
· We are seeking to hire a remote / work from home, experienced, highly qualified, highly motivated, and US based Acquisitions Manager to handle all acquisition aspects of our growing land business.
· With the right person and over time, this role could very easily turn into a full-time position including a pay increase.
· We are searching for a long-term working relationship with the right candidate. If you would even think about quitting within the first 3 years, DO NOT apply.
Salary:
· The Acquisitions Manager will most likely be hired initially as a part-time independent contractor (1099).
· Starting base pay will begin at $15/hour and will transition to base pay plus commission after 6 months of training and high-quality work.
Weekly Work Hours:
· 15-20 hours/week (may be increased upon agreement of company and contractor)
· Ideally Monday – Friday from 9am – 1pm CST
· Some work may be requested and performed on weekends.
Acquisitions Tasks:
· Research market values and comps.
· Communicate with, negotiate with, and follow up with potential land sellers.
· Perform due diligence.
· Create comprehensive title inspections and reports.
· Manage all acquisition tracking in our property management software LG Pass (training will be provided if necessary).
· Create purchase documents and deeds for all acquisitions and transfers of property.
· Work with title companies.
· Perform closings and record deeds.
· Manage all land inventory.
· Manage all customer files.
· Other duties as assigned.

Required Skillsets:
· Minimum of 1 year of real estate acquisitions experience
· Solid understanding of how to transfer real property in various scenarios
· Solid understanding of chain of title, title policies, deed titling, etc.
· Excellent communication skills (phone, email, writing, grammar)
· Negotiation and problem solving skills
· Real estate market research
· Microsoft Word and Excel proficiency (spreadsheets and formulas)
· Solid math skills
· Google Drive
Additional Preferred Skillsets:
· LG Pass
· Some type of CRM software experience (FollowUp Boss, Airtable, Hubspot, etc.)
· Document recording and e-filing (Simplifile, etc.)
· Notarization
