Role Overview: Seeking a high-level, US-based Technical Operator to manage the administrative and financial heartbeat of a Maryland-based real estate portfolio. This is a multi-faceted role requiring a blend of bookkeeping, file management, and professional correspondence.

Key Responsibilities:

-Full Utility Cycle: Process water bill payments, merge billing/receipt PDFs, and execute the subsequent billing of tenants for those utilities.
Financial Reconciliation: Perform monthly bank statement reconciliations within Buildium/Sheets to ensure 100% data integrity.
-Professional Correspondence: Draft tenant letters, notices, and business communications using templates, ensuring professional tone and “individual PDF” delivery.
-Data & Systems Management: Maintain high-precision Google Sheets and a strictly organized Google Drive file system (strict adherence to naming conventions and folder hierarchy).
-Portal Management: Seamlessly navigate between Buildium, Maryland SDAT, utility portals, and Gmail.

Required Skills & Experience:

-Bookkeeping “Hygiene”: Experience with bank recs and ledger management (Buildium experience is a massive plus).
-Administrative Precision: Mastery of Google Workspace and PDF merging tools.
Technical Communication: Ability to identify system blockers (like permission errors) and report them immediately.
-Formatting Discipline: Zero-tolerance for naming errors (using dashes instead of slashes) or filing documents in the wrong hierarchy.

-High proficiency in Google Sheets/Excel (Data Entry & Formatting).
-Ability to follow multi-step instructions without being reminded.
-A “No-Fluff” approach to business.
-Availability: You MUST be available to turn in work and communicate during US Eastern Standard Time (EST) business hours (9 AM – 2 PM).
