Overview
🌟 Land Buying Specialist (Full-Time, Remote – No Cold Calling)
Location: Remote (U.S.-based)
Location Preference: San Diego (Strongest preference), Dallas (Texas), Nevada, South/North Carolina or Tennessee
Hours: Full-time, 40 hours/week
Compensation: Base + Commission (starting at 3% → at 3 to 6 months 5% → and 10% at target)
Accelerator Compensation: 12% when targets are exceeded

- We heavily use AI, data analytics, and automation to find and serve motivated landowners — which means no cold calling and no guessing. You’ll spend 100% of your time having meaningful conversations with warm, qualified sellers.
- Our founder brings 30 years of consulting on Wall Street and technology leadership experience. We combine professionalism, transparency, and cutting-edge technology to create a smarter, more human way to buy land. Most of our deals have a 3-6 month deal cycle.
- The business has been profitable for years and we are now looking to rapidly scale and grow.
💼 What You’ll Do
As our Land Acquisition Manager, you’ll speak with landowners who are already interested in selling their property. No cold calling!
Your job is to connect, understand their goals, and guide them through a clear, fair, and easy process.
You’ll:
- Call, text, and email warm leads (no cold outreach — ever!)
- Build genuine relationships and help sellers feel heard and understood
- Discover each seller’s motivation, timeline, and pricing expectations
- Collaborate with our pricing and analytics team to create fair offers
- Negotiate win-win purchase agreements
- Track conversations and deals in our CRM (REI Pebble and/or GoHighLevel)
- Use AI tools to streamline your workflow and boost your productivity.
- We have built out an extensive set of custom tools on the OPENAI platform so you have no hunting and pecking to do.
- Receive real-time coaching and feedback through our AI Sales Coach, helping you grow faster and close more deals

💰 Compensation & Growth
- Base + Commission:
- Start at 5% and after the initial training period, will go then up to 10% full commission once your relationships and pipeline are established.
- For over quota achievement, accelerators will start at 12% and go higher.
- The role becomes very lucrative as repeat deals and relationships grow.
- Over target accelerators will give you access to 12% commission
- We invest heavily in marketing and analytics, so you’ll always have high-quality, inbound leads — no prospecting required

🧩 Who You Are
- Must have phone sales and phone trust building skills
- A great communicator who builds rapport easily and genuinely
- Must have previous real estate or very similar background
- Empathetic and curious — you know how to listen and ask smart questions
- Organized and reliable — you track leads and follow up consistently
- Coachable and ambitious — you want to learn, grow, and win
- Comfortable using CRMs, spreadsheets, and modern tech tools (e.g. Notion, Slack, Trello, Google Suite, Loom etc.)
- Excited about the future of AI, automation, and real estate
💡 Bonus Points
- Interest in AI-driven business, analytics, or automation
- Prior experience in sales, acquisitions, and real estate
- Familiarity with REI Pebble, GoHighLevel, or OpenPhone
- Comfortable with Trello, Google Sheets and Notion
- Understanding of consultative selling or NEPQ principles
